We build four kinds of pre-engineered metal building: commercial and industrial, agricultural, shop and hobby, and self-storage. Every one is delivered the same way, under one contract, from dirt work to a weathertight shell ready for your build-out.

Commercial & Industrial

Typical range / 4,000 to 40,000 sq ft

Warehouses, distribution space, light industrial, and retail shells, from a 40 x 60 commercial shop to a 60 x 120 warehouse. Clear-span steel gives you open floor plates, honest eave heights, and room for the racking, lifts, or fit-out your business actually needs. We deliver the shell fast so your build-out can start sooner.

Site work and pad preparation
Engineered concrete foundation
Red-iron frame, wall and roof panels
Trim, gutters, and overhead doors

After delivery, your electrical, plumbing, HVAC, and interior fit-out are completed by licensed trade contractors you select.

RURAL EASTERN OKLAHOMA

Agricultural

Typical range / 2,400 to 15,000 sq ft

Equipment barns, hay storage, and working buildings that earn their keep. Sized for the implements you own and the ones you are planning on, with doors placed for how you actually move machinery, and steel that stands up to Oklahoma weather.

Pad preparation and drainage grading
Engineered concrete foundation
Red-iron frame, wall and roof panels
Trim, gutters, and overhead doors

After delivery, you handle power, water, and any interior work, on your own schedule and budget.

ACREAGE & HOMESTEAD

Shop & Hobby

Typical range / 1,200 to 5,000 sq ft

The shop you have been planning for years: room for the trucks, the tools, the project car, and the bench you actually want to work at. Most acreage shops we quote land between a 30 x 40 and a 40 x 60, and every one is built like our commercial work, because a smaller building is not an excuse for lighter standards. Planning a barndominium? We deliver the shell the same way: engineered slab, red-iron frame, weathertight skin, ready for your finish-out.

After delivery, your electrician and plumber finish the inside the way you want it, under their own permits.

PURPOSE-BUILT

Self-Storage & Specialty

Typical range / 5,000 sq ft and up, often phased

Self-storage and mini storage rows, boat and RV storage, and other purpose-built structures. These are disciplined, repeatable buildings where schedule and cost control decide the return, which is exactly the kind of work a focused shell contractor is built for.

What is included

Site work and pad preparation
Engineered concrete foundations
Red-iron or cold-formed framing as designed
Panels, trim, gutters, and roll-up doors

After delivery, security, lighting, gates, and office fit-out are completed by the trade contractors you select.

Scope

What "shell delivery" means

Sitton delivers your building weathertight: dirt work, foundation, steel, panels, trim, gutters, and overhead doors. Electrical, plumbing, and HVAC are completed after delivery by licensed trade contractors you select, under their own permits. We are glad to coordinate timing, for example placing conduit sleeves in the slab before the pour.
